Bengaluru-based Manasum Senior Living, a specialist in senior housing, on Friday announced the launch of Mayura at Temple Town in Tirupati, marking the city’s first curated senior living enclave developed in partnership with Vasundra Constructions.
Spread over a 3.5-acre parcel within the larger Temple Town apartment community on Renigunta Road, behind Srinivasam Complex, the project is designed to offer comfort, security and companionship to retirees in a spiritually oriented environment. Mayura is positioned as a retirement living option that merges modern lifestyle amenities with the serene ethos of the temple town.
The launch extends Manasum’s footprint beyond its operational communities in Bengaluru, Mysuru and Goa, where it currently serves more than 850 families. Mayura represents the company’s first foray into Andhra Pradesh’s prominent spiritual and infrastructural hub.
“At Mayura, we have reimagined what retirement living can mean by blending care, community and convenience within a spiritually uplifting setting. This project reflects our belief that seniors deserve not just comfort but a sense of belonging,” said Anantharam V Varayur, Co-Founder, Manasum Senior Living.
The enclave will offer senior-friendly residences including 2, 2.5 and 3 BHK apartments with age-sensitive design features such as anti-skid flooring, grab bars, panic alarm systems and enhanced accessibility. Prices start at ₹73 lakh for a 2 BHK, ₹92 lakh for a 2.5 BHK and ₹1.07 crore for a 3 BHK.
Manasum said it will provide dedicated services through an in-house team, including nutritious food and beverage services, on-site healthcare support, 24×7 emergency care, housekeeping, concierge services and daily engagement programmes.
The enclave will also feature a 20,000 sq. ft clubhouse with facilities such as a gymnasium, yoga and meditation halls, a library, swimming pool and banquet spaces, along with landscaped gardens, walking tracks and community halls to promote social interaction and wellness.
Located minutes away from key facilities including hospitals, research institutes and the central bus station, Mayura is being marketed as offering strong connectivity and convenience for residents and their families.
“Every community we build begins with empathy. Seniors deserve spaces where they can live freely, feel secure and continue to grow emotionally and socially. In Mayura, we have tried to weave that care into the spirit of Tirupati, creating a serene, faith-inspired environment where our elders can find comfort, companionship and peace of mind,” said Sumathy Anantharam, Co-Founder, Manasum Senior Living.
According to a joint report by JLL and the Association of Senior Living India (ASLI), South Indian cities contribute nearly 60 per cent of the country’s organised senior housing inventory, driven by rising awareness, better healthcare access and changing family structures. Manasum said its expansion strategy focuses on Tier-1 and spiritually significant Tier-2 cities to support independent yet supported living for seniors.
“Tirupati’s Mayura embodies everything Manasum stands for — dignity, independence, care and companionship for seniors. Here, you don’t just buy a home; you choose a worry-free, joy-filled lifestyle,” added Kushal Ramesh, Co-Founder, Manasum Senior Living.
Manasum Senior Living was founded by Anantharam V Varayur, Sumathy Anantharam and Kushal Ramesh. The company said it combines architecture, wellness and hospitality to redefine ageing with dignity and joy.
