Ashiana Housing Ltd. has announced the launch of Phase 3 of Ashiana Vatsalya, its premium active senior living project in Chennai. Spread across 17.9 acres, the development will add 168 residential units in 1, 2 and 3 BHK configurations, priced between ₹85 lakh and ₹1.69 crore.
The new phase involves an estimated investment of ₹100.41 crore, with construction scheduled for completion by March 2029. The company said the investment will be funded through the International Finance Corporation (IFC).
Ashiana Vatsalya features a 42,000 sq. ft. clubhouse, 6.3 acres of landscaped and park areas, and more than 40 lifestyle and sports amenities. Located near Kolavai Lake, the development offers a residential environment designed to support independent living, recreation, wellness and social engagement among seniors.
The project has recorded sales of 367 units across Phases 1 and 2, generating a sales value of more than ₹314 crore. Phase 1 was launched in 2024, followed by Phase 2 in October 2025.
Commenting on the launch, Ankur Gupta, Joint Managing Director of Ashiana Housing Ltd., said the new phase builds on the response to the earlier phases and aims to address growing demand for organised senior living communities in Chennai.
The company expects demand from both end-users and investors. The launch comes amid increasing interest in professionally managed senior living developments, supported by changing family structures, longer life expectancy and a growing preference for independent living in secure, socially engaging communities.
