Divyansh Group Says Delhi-NCR Homebuyers Are Redefining Residential Value

Homebuyers in Delhi-NCR are increasingly assessing residential properties beyond size and physical amenities, with connectivity, layouts, social infrastructure and quality of everyday living emerging as key considerations, according to Divyansh Group.

The real estate group, which has more than 25 years of experience in the region, said changing lifestyles and infrastructure development are influencing how buyers define a better home.

A 2025 survey cited by the Group found that 37 per cent of homebuyers were seeking an upgrade to a better home, making it the leading purchase motivation. An upgrade can include improved planning, connectivity, usable space and neighbourhood suitability.

A 2026 homebuying survey cited by the Group found that around 75-80 per cent of respondents considered unit size and layout, social infrastructure and connectivity among their key considerations.

“Understanding the meaning of an upgrade is becoming important at the planning stage itself,” said Chanderjeet Pathak, Chairman, Divyansh India Group.

The Group said trust, transparency, construction quality and timely delivery are also becoming important components of perceived residential value. It stated that it has delivered more than 4,000 homes on time across Delhi-NCR.

The company said future residential development will increasingly need to consider how homes, neighbourhoods and infrastructure support changing lifestyles and family needs.
