
Ashiana Housing Ltd. has announced the launch of Phase 1 of its premium residential group housing project, ‘Ashiana Oma’, located at Mansarovar Extension along Jaipur’s Ajmer Road corridor.
The project, spread across around 10.35 acres, is being developed in two phases and is targeted primarily at end users seeking spacious homes within a low-density residential community.
Phase 1 will comprise 280 residential units out of a total planned inventory of 490 units. The development will offer 3 BHK and 4 BHK apartments along with penthouses, with unit sizes ranging from about 1,740 sq. ft. to 2,700 sq. ft.
According to the company, the project has been designed with large balconies and connected deck areas to improve natural lighting, ventilation, and outdoor living spaces. The total estimated cost of the project is around ₹558.60 crore, while the estimated investment for Phase 1 is approximately ₹186.78 crore.
The company said the project will include around 4.4 acres of landscaped green and open spaces, with a building footprint of nearly 17 per cent across the site. The development will also feature a clubhouse inspired by Rajasthani architectural themes along with modern amenities.
Additional specifications include higher floor-to-ceiling heights, premium tile fittings, multiple elevators including service lifts, aluminium formwork construction technology, landscaped common areas, and water features.
Located on the Ajmer Road corridor, the project offers connectivity to the Delhi-Mumbai Expressway and access to key city infrastructure through Ajmer and Kota Road links.
Ankur Gupta, Joint Managing Director at Ashiana Housing Ltd., said the project has been designed around spacious living, greenery, and integrated lifestyle amenities to meet evolving housing demand in Jaipur.
Tushar S Padalkar, Vice President (Jaipur) at Ashiana Housing Ltd., said the project combines location advantages with low-density planning and upgraded residential specifications.
The company said the project is scheduled for launch in June 2026, with subsequent phases to be introduced based on market response and development progress.
